Our Rules

Check-in Time: 4:00 PM – 9:00 PM (16:00 – 21:00). Please inform us of your arrival time in advance. Check-in outside these hours is not guaranteed and depends on availability. If available, an extra fee will be charged in cash upon arrival. Without prior confirmation, check-in after 9:00 PM (21:00) is not possible.

Check-out time: by 10.30 a.m.

Payments: Payment must be made via credit card at the time of booking. Requests for invoices should be made in advance.

Tourist Tax: The Municipality of Como charges a tourist tax of €3.00 per person per day, up to the fourth day of accommodation. This tax does not apply to minors under 14 years of age.

We do not have a reception service, but our staff can be reached by phone or email.

Linen: Bed sheets and towels are changed upon guest check-out and at least once a week for longer stays.

Onsite Parking: We offer free parking spaces within the villa property, though they are not covered or supervised (maximum of 5 spaces). Parking is available on a first-come, first-served basis. Free parking is also available on the road and in a nearby public car park. Please inform us at the time of reservation if you need to park your car inside.

Smoking: Smoking is strictly prohibited inside our apartments and rooms. It is permitted in outdoor areas, provided it does not damage furniture or the garden, or cause discomfort to non-smoking guests or other residents.

Pets: Pets are not allowed in the rooms or apartments

Damages: Guests are responsible for any damage caused to the owner's property (e.g., furniture, appliances, common areas, garden) during their stay.
