Our Rules

Check-in time: 4.00 PM – 9.00 PM (16-21).

Please communicate your arrival time in advance.

Check in outside of this time frame is not guaranteed and depends on availability - upon confirmation of availability, an extra fee has to be paid in cash at Your arrival.

If a late check in is not previously confirmed please be aware that no one will check You in past 9:00 PM (21:00).

Check-out time: by 10.30 a.m.

Payments: payment must be made via Credit Card as You book.

Requests for invoices must be made in advance.

Tourist tax: the Municipality of Como has introduced a tourist tax of Euro 2.00 per person per day until the 4th day of accommodation. Not applicable to minors of 14 years of age and under.

We do not have a reception service, but our staff can be reached by phone or email.

Linen: bed sheets and towels will be changed when guests check-out and at least once a week in the event of longer stays.

Onsite parking: parking spaces within the property of the Villa, but not covered and unsupervised (tot. max 5 spaces), 15 Euro per car/night or 25 Euro per electric car/night (if charging is required). Upon request on a first come first served basis. There is however free parking on the road and in a little public car park adjacent to the Villa. Please let us know, at the time of reservation, if you need to park your car inside.

Smoking: strictly prohibited inside our apartments and rooms. Smoking is permitted in outdoor areas as long as it does not cause damage to the furniture or garden or discomfort to non-smoking guests or other residents.

Pets: not permitted in the rooms / apartments .

Damages: guests shall be held responsible for any damage caused to the owner's properties (e.g. to furniture, domestic appliances, common areas, garden etc.) during their stay.
